your booking contract is with SAHAAB & CO FZCO (registered name: SAHAAB & CO - FZCO), a UAE-based tour operator and marketing agency, which also operates this website. licence number: 12155; VAT: 104027383900003. registered address: Dubai Silicon Oasis, DDP, Building A2, Dubai, United Arab Emirates. contact: [email protected] or +971 58 502 1261.

kizikula is in Kizimkazi Dimbani, Zanzibar, Tanzania, with two properties under one management team and an integrated guest experience. SAHAAB holds non-exclusive booking rights outside Tanzania.

rates & payment.

room prices include VAT. the Zanzibar infrastructure tax is additional and appears in your full stay total after room selection. review the final reservation summary for taxes, fees and the payment schedule. meal inclusions and cancellation conditions depend on the selected rate.

our reservations team processes payments according to the timing below. submitting a booking does not mean payment has been collected. if the booking engine says “pay later”, these payment deadlines still apply.

for most standard bookings, our team charges the full accommodation amount two weeks before check-in, which confirms your reservation. your bank may temporarily hold the cost of one night or more when you book. if you book less than 14 days before check-in, our team charges the full accommodation amount immediately and your booking is non-refundable.

for non-refundable bookings, our team charges the full accommodation amount immediately. if payment fails and the booking remains unpaid, we cancel it within a few days.

the infrastructure tax is paid separately at checkout. the amounts we charge before your stay cover accommodation only. you pay the Zanzibar infrastructure tax at the hotel when you check out, at the rate in force during your stay and for the nights you actually stay.

changes & cancellations.

contact the reservations team with your booking reference if you need to change or cancel a stay. check the cancellation conditions supplied with your selected rate before making a booking.

for standard bookings made at least 14 days before check-in, cancellations 14 or more days before check-in receive a full refund. cancellations 7 to 13 days before check-in receive a 50% refund. cancellations fewer than 7 days before check-in receive no refund.

bookings made less than 14 days before check-in are non-refundable. non-refundable rates cannot be changed or transferred.

christmas, new year & peak periods (july & august).

during especially busy periods, including Christmas, New Year, July and August, our team may charge for your stay six to eight weeks before check-in. we will email you before your card is charged with the deadline that applies to your dates.

arrival & your stay.

check-in is from 3pm and checkout is by 11am. ask us about an earlier arrival or later departure before making plans. we welcome guests aged 13 and older.

most rooms accommodate two guests. Asma, Sally and Natasha can each accommodate up to three. the two-bedroom Maryam & Latifa villa accommodates four, with capacity for up to six. additional guests cost USD 50 per person per night. arrange additional sleeping space with our team before booking. see plan your stay for directions and practical details, and sea access & tides for the coral shoreline.
